Concrete Leveling & Soil Stabilization in Clermont, FL

Uneven concrete in Clermont, Florida being checked with a level before polyurethane concrete lifting and leveling

Sinking or uneven concrete does not always mean it needs to be torn out and replaced. Environmental Foam Solutions provides concrete lifting, leveling, void filling, and soil stabilization throughout Clermont and Lake County.

We work with driveways, sidewalks, pool decks, patios, entryways, walkways, and other concrete around residential and commercial properties. When the existing slab can be saved, our goal is to fix the problem without unnecessary demolition and replacement.

EFS has been serving Florida since 2016. We are owner-operated, licensed and insured, with no sales crews or separate lifting crews. From the inspection through the work itself, you are dealing directly with Shawn and Jessica.

Why Does Concrete Sink in Clermont?

A concrete problem you notice today may have started underneath the slab long before anything became visible.

Clermont gets plenty of heavy Florida rain, and its hills and sloped properties give that water somewhere to travel. As water moves through a yard, alongside a driveway, or around a pool deck, it can slowly carry soil with it. Fill used during construction can also settle over time.

Eventually, you may notice a driveway dropping near the garage, a sidewalk joint becoming uneven, a low section around the pool, or a gap appearing along the edge of a slab.

What you see on top does not always tell you exactly what happened underneath. That is why we want to figure out why the concrete moved before deciding how to fix it. Two properties can have similar-looking problems and need completely different repairs.

How Polyurethane Concrete Lifting Works

When existing concrete is in good enough condition to keep, polyurethane gives us a way to work underneath it without tearing out the entire slab.

Small injection holes are drilled through the concrete, and a two-part polyurethane is injected as a liquid. Because it enters as a liquid, the material can flow into small spaces, gaps, and nooks that would otherwise be difficult to reach.

The two components then react and expand. The expansion fills empty space and, when lifting is needed, can be carefully controlled to bring settled concrete back up where it belongs.

We use professional leveling equipment, including laser levels, to monitor movement while we work. Existing cracks, nearby structures, previous repairs, and the overall condition of the slab all play a part in how much correction is possible.

The goal is not to force every slab back into a perfect position. It is to make the right repair for the concrete that is actually there.

Driveway Repair in Clermont

Driveway settlement often becomes noticeable where two sections meet or where the driveway approaches the garage. A once-smooth transition can become a bump, a joint can separate, or an area may begin holding water differently than it used to.

That does not automatically mean the driveway needs to be replaced.

If the existing concrete is still in usable condition, our driveway repair service may allow us to correct settled areas while keeping the slabs you already have.

We also look beyond the most obvious spot. The section that catches your eye may not be the only part of the driveway that has changed, and the source of the problem may be somewhere other than directly beside that slab.

Preserving good concrete can avoid tearing out a driveway that may still have years of useful life left.

Sidewalk Repair and Trip Hazards

An uneven sidewalk does not always mean one panel sank.

Sometimes a section has dropped. Other times, a tree root has pushed one panel upward, leaving the adjoining section lower and creating a trip hazard.

Those situations should not automatically receive the same repair.

With sidewalk repair, we may be able to lift a settled panel to better meet the section beside it. If tree roots have raised one panel, there are situations where raising the adjoining section can improve the transition. Smaller raised edges may also be candidates for grinding.

EFS handles residential sidewalks along with HOA, commercial, community, and municipal projects. On properties with multiple uneven areas, we look at the panels individually because one problem may have a completely different cause from the next.

Pool Deck Repair in Clermont

Pool decks have their own challenges because water is always part of the environment.

Water can travel through cracks and joints or around the outside of the deck. A change around the pool may first show up as a crack, a low area, or a section that no longer lines up the way it once did.

Before and after polyurethane leveling of a sunken pool deck

Our pool deck repair work can include correcting settled sections and addressing areas where the concrete needs additional support.

It is also worth having a moving or uneven pool deck checked before resurfacing it.

Resurfacing can improve the appearance of older concrete, but it cannot correct movement underneath it. If the slab itself is changing, it makes sense to find out why before spending money making the surface look new.

Sometimes the problem really is cosmetic. Sometimes it isn't. Knowing the difference can save a lot of frustration later.

Sometimes Concrete Does Not Need to Be Lifted

Concrete lifting and concrete stabilization are related, but they are not always the same job.

A slab can still be sitting where it belongs while an empty area develops underneath it. There may be a visible opening along an exposed edge, a hollow area, or another indication that something has changed even though the top has not noticeably dropped.

In that situation, raising the concrete would not make sense.

The priority may be void filling or soil stabilization while keeping the slab exactly where it is.

This is an important part of what EFS does. We are not trying to lift concrete simply because we have the equipment to lift it. Sometimes moving the concrete is the last thing we want to do.

Clermont's Lakes and Waterfront Properties

Clermont's many lakes create another type of property where soil loss can become a concern.

Around waterfront properties, material can move or wash away near walkways, patios, slabs, and other concrete. Problems can also develop behind or near seawalls.

EFS provides landside seawall repair and soil stabilization when our process is appropriate.

We do not replace seawalls.

Our work is performed from the property side and focuses on soil loss and related problems affecting the surrounding area. A walkway sinking beside the water, for example, may be connected to something beyond that individual piece of concrete.

That is why waterfront areas deserve a closer look rather than automatically treating the visible slab as the entire problem.

Concrete Repair for Homes, HOAs and Commercial Properties

Some EFS projects involve one troublesome slab at a home. Others involve numerous areas throughout a neighborhood, commercial property, or community.

We work with homeowners, HOAs, property managers, businesses, commercial properties, and municipalities.

Larger projects can require several types of repair in the same location. One sidewalk section may need lifting, another may have a raised edge that can be ground, and another area may need stabilization without changing the position of the concrete at all.

We look at what each area actually needs rather than assuming every slab on the property should be treated the same way.

For communities and commercial properties, that can provide another option besides automatically removing every section of concrete that develops a problem.
