Concrete Lifting & Soil Stabilization in Central Florida
Local Experience Matters When the Ground Under Your Concrete Starts Moving
A sunken driveway in Spring Hill may not have the same conditions underneath it as a pool deck in Crystal River, a sidewalk in Brooksville, or settled concrete around a newer home in Wesley Chapel or Groveland.
Environmental Foam Solutions (EFS) provides polyurethane concrete lifting, leveling, void filling and soil stabilization throughout Central Florida.
We’re an owner-operated Florida company with no sales team and no crews. When you call EFS, you’re dealing directly with Shawn and Jessica, the same people who inspect the problem and perform the work.
Since 2016, we’ve worked throughout Central Florida and have seen firsthand how much conditions can change from Brooksville’s rolling terrain and the spring-fed and coastal areas of Hernando and Citrus counties to the rapidly growing communities of Pasco and Hillsborough counties and the hills, lakes and expanding neighborhoods of Lake County.

Why Does Concrete Settle in Central Florida?
The concrete you see is only part of the problem.
What is happening underneath it often determines whether a slab remains supported or begins to sink, rock, crack or separate from the concrete beside it.
Central Florida includes areas of limestone and karst terrain along with sand, clay and fill soils. Water moves through these materials differently. Heavy rain, erosion, drainage problems, poorly compacted fill, plumbing leaks, tree roots and changing moisture conditions can all contribute to loss of support beneath concrete.
That does not mean every sunken slab is a sinkhole.
Many settlement problems are localized. Soil may wash away beneath one portion of a pool deck. Fill placed during construction can consolidate over time. Water may repeatedly travel beside a driveway or through an unsealed joint until a void develops underneath the slab.
The visible movement tells us something changed.
Our job is to look for why it moved before deciding how it should be corrected.
From Brooksville’s Hills to the Gulf Coast, Ground Conditions Change
One of the things that makes Central Florida unique is how quickly the landscape changes.
Drive through historic Downtown Brooksville and you’ll find rolling terrain that doesn’t look like the stereotypical flat Florida landscape. Travel toward Spring Hill and Weeki Wachee and you’re entering an area shaped by springs, limestone and underground water movement.
The Weeki Wachee River begins at one of Florida’s first-magnitude springs before flowing toward the Gulf. Farther north, Crystal River’s Kings Bay and the springs around Three Sisters Springs are another reminder of how closely water and geology are connected in this part of Florida.
Continue toward Homosassa and the landscape becomes increasingly coastal, with waterways, canals and low-lying properties.
Head south and east and the surroundings change again. Pasco and Hillsborough counties include established neighborhoods alongside rapidly developing communities, while Lake County brings its own rolling terrain and inland lakes around communities such as Groveland and Clermont.
Those differences matter.
There isn’t one explanation for every piece of sunken concrete in Central Florida, and there shouldn’t be one repair recommended for every property.
Polyurethane Concrete Lifting & Leveling
When an otherwise usable concrete slab has settled, replacement isn’t always necessary.
Polyurethane concrete lifting uses small injection ports to access the area beneath the slab. A two-part, high-density polyurethane material is injected below the concrete, where it expands to fill voids, restore support and, when conditions allow, carefully lift the slab.
During lifting, we use a rotating laser level to monitor movement rather than relying only on what appears level to the eye.
The objective isn’t simply to make concrete move.
It’s controlled correction and restored support.
Depending on the condition of the slab, lifting may improve drainage, reduce elevation differences and trip hazards, and preserve concrete that would otherwise be removed and replaced.
Driveway Lifting & Leveling
Driveways are one of the most common places we see settlement throughout Central Florida.
Signs can include one slab sitting lower than another, a drop where the driveway meets the garage, water collecting in a low area, cracking accompanied by an elevation change, or settlement near drainage areas and culverts.
Florida’s heavy rainfall often makes existing drainage and erosion problems more noticeable.
When the concrete itself remains in usable condition, polyurethane lifting may provide a less disruptive alternative to removing and repouring large sections of driveway.
Pool Deck Lifting & Void Filling
Pool decks create a different set of challenges because water and drainage are constantly part of the environment.
We commonly inspect pool decks with settled sections, cracks with elevation differences, hollow areas, hidden voids, separation between slabs, settlement around deck drains and movement near screen enclosure areas.
Even a relatively small elevation difference can become a trip hazard around a pool.
We’ve encountered these conditions throughout established neighborhoods in Hernando and Citrus counties, growing communities in Pasco and Hillsborough counties, and properties farther east throughout Lake County.
And sometimes the most important problem isn’t visible from above.
A small amount of movement at the surface can hide a much larger unsupported area underneath the slab.
Walkways, Entryways & Patios
Uneven concrete can create drainage problems and trip hazards around homes, businesses and community properties.
We evaluate sidewalks, walkways, front entries, patios, garage floors and other accessible concrete slabs throughout Central Florida.
Our experience includes residential, commercial, HOA and municipal properties, where preserving otherwise usable concrete can often be preferable to unnecessary removal and replacement.
Depending on the condition, correcting an elevation difference may involve lifting the lower slab, addressing a raised edge or evaluating the loss of support underneath it.
The goal is to preserve usable concrete whenever practical while addressing the actual cause of the movement.
Soil Stabilization & Void Filling
Not every project is primarily about lifting concrete.
Sometimes the larger concern is a void underneath a slab or loose soil that has lost support.
Polyurethane can be used in appropriate applications to fill subsurface voids and help stabilize soils without the extensive excavation associated with some traditional repair methods.
Before recommending stabilization, we look at what is actually happening.
Where is the void? What may have caused it? Is water still entering the area? Is the concrete moving? Is the objective lifting, filling, stabilization or a combination of those?
Those questions matter because simply filling a visible crack doesn’t correct a support problem underneath the slab.
Seawall & Waterside Soil Stabilization
Waterfront living is a major part of Central Florida’s Nature Coast.
Properties around Hernando Beach, Weeki Wachee, Crystal River, Homosassa and other waterside communities can experience soil loss near seawalls and adjoining concrete.
When soil migrates through openings or water repeatedly carries material away, voids can develop behind seawalls or beneath nearby slabs and walkways.
EFS performs landside polyurethane soil stabilization and void filling in appropriate seawall applications.
We don’t install seawalls, and polyurethane isn’t the answer to every seawall problem. If the structure itself has failed, that issue needs to be addressed.
Our work focuses on the soil loss and void conditions that polyurethane is designed to treat.
Water and Drainage Matter
Central Florida receives a lot of rain, and much of it can arrive quickly.
When water repeatedly follows the same path, it can gradually move supporting material away from beneath concrete.
This may happen beside a driveway, underneath a pool deck, around a drain, through an open joint or along the edge of a slab.
Then the rain stops and the surface dries.
The loss of support underneath remains.
That’s why we pay attention to surrounding drainage when evaluating settlement. If the condition that contributed to the problem can be identified and corrected, it can help protect the repair and the surrounding concrete.
Owner-Operated Means You Know Who Is Coming to Your Property
EFS doesn’t have a sales team, commissioned estimators or multiple crews.
It’s Shawn and Jessica.
When you call EFS, you’re dealing directly with the people who own the company. We inspect the property, explain what we’re seeing and perform the work ourselves.
That means there isn’t a salesperson promising one thing and a different crew arriving later.
Shawn brings more than 25 years of experience in stabilization and field operations and was among the early contractors performing polyurethane concrete lifting in Florida. Environmental Foam Solutions has been providing concrete lifting and stabilization services since 2016.
We’re also not there to sell every customer the same repair.
Sometimes concrete can be lifted. Sometimes stabilization or void filling is the bigger concern. Sometimes replacement is the better option.
We’ll tell you what we believe makes sense based on the conditions we can see.
No sales team. No handoff to a random crew. Just Shawn and Jessica.
Our work is backed by a 3-year workmanship warranty.
We Work Throughout Central Florida
Central Florida isn’t simply a service radius drawn on a map for us. After nearly a decade in business, we’ve worked throughout the region on residential, commercial, HOA and municipal properties.
The conditions can change considerably from one part of our service area to another. Brooksville’s rolling terrain gives way to the spring-fed and coastal communities of Hernando and Citrus counties. Farther south, Pasco and Hillsborough include older established neighborhoods as well as rapidly developing areas around Wesley Chapel, Dade City, Zephyrhills, Land O’ Lakes and Lutz. To the east, Lake County brings rolling terrain, inland lakes and growing communities such as Groveland and Clermont.
Those differences can affect drainage, fill conditions, erosion and what may be happening beneath a concrete slab.
We’ve lifted pool decks, driveways, sidewalks, entryways and other concrete throughout Central Florida, and we’ve seen firsthand that settlement doesn’t look the same everywhere.
Those years in the field teach you something important:
Never assume you know what’s underneath a slab simply because you’ve seen another one that looks like it.

Does Your Concrete Need to Be Replaced?
Maybe, but not necessarily.
If concrete is severely deteriorated or structurally broken, replacement may make more sense.
But if the slab is still usable and the primary problem is settlement or loss of support underneath it, polyurethane lifting may allow you to keep the concrete you already have.
The first step is figuring out what actually happened.
