Concrete Lifting & Soil Stabilization in Southwest Florida

Local Experience That Started Right Here in Southwest Florida

Southwest Florida is where Environmental Foam Solutions (EFS) began.

We started EFS here in 2016, providing polyurethane concrete lifting, leveling, void filling and soil stabilization throughout Port Charlotte, North Port, Punta Gorda, Cape Coral, Fort Myers and surrounding communities.

More than 10 years later, we’re still working throughout the communities where our business got its start.

We’re also owner-operated with no sales team and no crews. When you call EFS, you’re dealing directly with Shawn and Jessica, the same people who inspect your concrete and perform the work.

Why Concrete Settles in Southwest Florida

Southwest Florida is built around water.

From Charlotte Harbor and the Peace River to North Port’s waterways, Cape Coral’s extensive canal system and the Caloosahatchee around Fort Myers, water is part of the landscape.

It’s also something we pay close attention to when concrete begins to move.

Much of Southwest Florida has sandy soils and relatively flat, low-lying terrain. Heavy rain, drainage problems, erosion, poorly compacted fill, plumbing or pool leaks and changes in groundwater or moisture can contribute to loss of support beneath concrete.

Water repeatedly traveling along a driveway, beneath a pool deck, around a drain or through an opening can gradually carry supporting material away.

Eventually, the concrete above may begin to settle.

That doesn’t mean every crack indicates a serious problem. But a crack accompanied by an elevation change, a slab that rocks or sounds hollow, or concrete that continues to sink deserves a closer look. These are often the kinds of problems homeowners notice when searching for concrete repair, concrete leveling or concrete raising in Southwest Florida.

What we see at the surface is often only part of the story.

Southwest Florida Conditions Change From One Community to the Next

Around Port Charlotte and Punta Gorda, Charlotte Harbor and the Peace River shape the landscape, with canals and waterfront neighborhoods extending throughout the area.

North Port covers a large area surrounded by drainage systems, natural waterways and undeveloped land. Warm Mineral Springs is one of the area’s best-known natural features and another reminder of how closely water and Southwest Florida’s ground conditions are connected.

Farther south, Cape Coral is defined by hundreds of miles of canals, while Fort Myers sits along the Caloosahatchee River.

We’ve spent years working throughout these communities, and one thing we’ve learned is not to assume two settlement problems have the same cause just because the concrete looks similar.

A Port Charlotte pool deck, North Port driveway and Cape Coral canal property can have very different conditions underneath them, which is why concrete repair, leveling and stabilization should be based on the specific site conditions rather than a one-size-fits-all approach.

Polyurethane Concrete Lifting & Leveling

When concrete has settled but the slab itself is still usable, replacement may not be necessary. Concrete lifting, also commonly called concrete leveling or concrete raising, may allow the existing slab to be restored instead.

We drill small injection ports through the existing concrete and inject a two-part, high-density polyurethane beneath the slab.

The material begins as a liquid, allowing it to flow into voids before expanding. This can fill empty space, restore support and, when conditions allow, carefully lift the concrete.

We use a rotating laser level to monitor movement during the lifting process rather than relying only on what looks level to the eye.

The goal isn’t simply to make concrete move.

It’s to make a controlled correction while restoring support underneath it.

Pool Deck Lifting & Void Filling

Pools, lanais and screened enclosures are a major part of Southwest Florida homes, and pool decks are one of the most common areas where we see settlement.

Signs can include:

  • Uneven sections between slabs
  • Concrete separating from adjoining surfaces
  • Cracks accompanied by movement
  • Low areas that hold water
  • Settlement around deck drains
  • Hollow or unsupported areas beneath the deck

If you’re considering pool deck resurfacing because of cracks or uneven areas, it’s important to check the stability and support of the concrete first. Resurfacing can improve the appearance of the surface, but it won’t correct settlement or fill a void underneath the slab.

Pool leaks and drainage problems can also contribute to soil loss beneath surrounding concrete.

When the existing slab remains suitable for lifting, polyurethane pool deck lifting and leveling may allow us to restore support and improve the elevation without tearing out large portions of the pool deck.

Driveways, Sidewalks, Walkways & Entryways

Driveways and sidewalks and walkways throughout Southwest Florida can settle for many of the same reasons.

You may notice one driveway panel sitting below another, a drop where the driveway meets the garage, water collecting in a low area or a sidewalk joint developing into a trip hazard. If you’re considering resurfacing or another cosmetic repair, uneven or unsupported concrete should be evaluated first because a new surface won’t correct settlement underneath the slab.

We also evaluate patios, entryways, garage floors and other accessible concrete slabs.

Sometimes lifting is the primary objective. Other times, the more important issue is filling a hidden void and restoring support underneath the concrete.

That’s why we evaluate the entire area instead of simply looking at the high side and low side of a slab.

Soil Stabilization, Seawalls & Hidden Voids

Not every polyurethane project involves lifting concrete.

Voids can develop beneath slabs when supporting material consolidates, washes away or migrates into another area.

Southwest Florida’s waterfront properties can present additional concerns.

Along canals and other waterside properties, soil can migrate through openings around seawalls or adjoining structures. Over time, this can create voids on the land side and contribute to loss of support beneath nearby concrete.

EFS performs landside polyurethane seawall soil stabilization and void filling where conditions are appropriate.

We don’t install seawalls, and polyurethane isn’t a repair for every seawall problem. If the structure itself has failed, that may require a different type of repair.

Our work focuses on the voids and soil-support conditions polyurethane is designed to address.

Owner-Operated From Inspection Through Repair

Environmental Foam Solutions has deliberately remained a small, owner-operated company.

Shawn brings more than 25 years of stabilization and field experience and was among the early contractors performing polyurethane concrete lifting in Florida.

But when you call EFS, you’re not scheduling an appointment with a commissioned salesperson.

You’re dealing with the owners.

Shawn and Jessica inspect the property, explain what we’re seeing and perform the work ourselves.

We’re also comfortable telling you when polyurethane isn’t the right solution. Some concrete should be replaced. Some properties need a drainage issue corrected. And some structural problems fall outside our scope.

We’re there to determine whether what we do makes sense for your concrete, not to sell the same repair to everyone.

No sales team. No handoff to a random crew. Just Shawn and Jessica.

Our work is backed by a 3-year workmanship warranty.

Southwest Florida Is Where EFS Started

Southwest Florida isn’t a market we added to a service map.

It’s where we built Environmental Foam Solutions.

Since 2016, we’ve worked on pool decks, driveways, sidewalks, entryways and soil stabilization projects around seawalls throughout the region.

We know US-41 through Port Charlotte and North Port. We know the waterfront neighborhoods around Charlotte Harbor and Punta Gorda, the canals throughout Cape Coral and the communities surrounding Fort Myers.

We’ve worked on older concrete that’s been through years of Florida weather and newer properties where settlement has already begun.

After more than a decade, we’ve learned that the surface tells us where to start looking.

It doesn’t automatically tell us what’s happening underneath.
