Concrete Lifting & Leveling in St. Petersburg, FL
If you are looking for concrete repair in St. Petersburg because your driveway, sidewalk or pool deck has sunk or become uneven, the concrete itself may not be the problem. Florida rain, drainage, erosion and washout can change the ground beneath and around it. The result may be an uneven driveway, a sinking pool deck, a sidewalk trip hazard or signs of soil loss near a seawall.
Environmental Foam Solutions provides polyurethane concrete lifting and leveling, void filling and soil stabilization throughout St. Petersburg and surrounding Pinellas County. We work on residential and commercial properties, helping property owners determine whether existing concrete can be repaired rather than replaced.
For 10 years, EFS has focused on concrete settlement and soil-related problems in Florida.

Why EFS Focuses on What Is Happening Below the Surface
Environmental Foam Solutions grew out of Shawn's experience working for a large foundation repair company.
That work showed him that not every uneven slab or settling area was a foundation problem. Erosion, washout, poorly compacted soil or loss of material beneath the concrete can all contribute to movement at the surface.
That became the focus of EFS: determine what is causing the movement, see whether the existing concrete can be saved and address the problem without recommending more work than the property needs.
Today, Shawn still evaluates properties and performs the work. EFS is a husband-and-wife company with no commissioned salespeople and no subcontracted concrete lifting crews.
Why Is My Concrete Sinking in St. Petersburg?
Water can play a big part.
Heavy rain, runoff and drainage patterns can gradually carry soil away. Other areas may settle because the ground beneath the concrete was not compacted evenly to begin with.
If the concrete is still in good condition, replacement may not be necessary. Polyurethane can be injected through small ports to raise settled sections and fill areas where support has been lost.
EFS uses a rotating laser level during lifting to monitor the slab as it moves.
Can a Sunken Driveway Be Lifted Before Resurfacing?
If the driveway is a good candidate for lifting, yes.
Resurfacing or coating can improve the appearance of a driveway, but it will not correct one section that has settled below another. If the concrete is still solid, lifting the low sections first may allow you to keep the driveway you already have.
Not every driveway should be lifted. Concrete that is badly broken or deteriorated may be better suited for replacement. We evaluate that before recommending the repair.

Should I Level My Pool Deck Before Resurfacing It?
If sections of the pool deck have settled, it makes sense to have them checked before paying for a new surface.
Resurfacing can change the appearance of the deck, but it cannot correct the height of the concrete below it. A low section may also create an uneven transition or affect the way water drains around the pool.
EFS can evaluate the deck and determine whether lifting or void filling should be completed before resurfacing, coping, tile or other pool renovation work begins.

Can a Sidewalk Trip Hazard Be Corrected Without Replacing the Concrete?
Sometimes. The surrounding panels have to be evaluated first.
What looks like a raised panel may actually be an adjoining panel that has settled. In that situation, lifting the lower concrete to better match the higher section may reduce or eliminate the trip hazard.
Other situations may be better suited for grinding or another repair method.
EFS evaluates the panels together rather than assuming the visibly higher edge is the section that needs to move.

Commercial Concrete Lifting in St. Petersburg
St. Petersburg has condominiums, apartment communities, HOAs, hotels, resorts and commercial properties where sidewalks and pedestrian areas get constant use.
For property managers and associations, one uneven panel may be part of a larger group of problem areas. EFS can inspect multiple sidewalks, entrances, common areas and pool decks during the same visit.
Our experience includes residential work, HOA properties and municipal sidewalk projects involving numerous locations. The goal is to identify which areas can be lifted, which need another type of repair and where erosion or soil loss may be contributing to the problem.
What Does Erosion Look Like Around Concrete?
Erosion does not always leave an obvious hole.
It may show up as a hollow area along a driveway, soil disappearing beside a sidewalk, a pool deck beginning to settle, depressions in the yard or concrete near a seawall starting to move.
Drainage can make the problem worse. When water repeatedly follows the same path, it can carry material away and create larger unsupported areas over time.
Looking at the surrounding conditions helps determine whether the problem is limited to a settled slab or whether erosion and soil loss also need to be addressed.

Why Is Soil Washing Out Behind My Seawall?
Waterfront properties can have another source of erosion.
When soil escapes through or around a seawall, empty areas can develop on the land side. A homeowner may notice sinking concrete, depressions forming near the wall or areas where soil seems to keep disappearing.
Polyurethane can be used for void filling and soil stabilization in appropriate situations. This type of work is especially relevant around St. Petersburg waterfront communities such as Shore Acres, Snell Isle and Coquina Key.
EFS works on the land side of the seawall to address soil loss and voids. We do not replace seawalls or perform structural seawall construction.

Can Polyurethane Fill a Void Without Raising the Concrete?
Yes.
Sometimes concrete is already at the correct height but has empty space beneath it. In those situations, polyurethane may be used to fill the void while keeping movement of the slab to a minimum.
It can also be used for certain soil stabilization applications where raising concrete is not the main objective.
The approach depends on what is found during the inspection.
Concrete Lifting Around St. Petersburg
The type of problem can change quite a bit depending on the property.
Downtown St. Petersburg and Central Avenue have condos, apartments, hotels, businesses and heavily traveled pedestrian areas. Historic Kenwood and Old Northeast have established homes with older driveways, sidewalks, patios and walkways.
EFS works throughout St. Petersburg and surrounding Pinellas County, from residential properties to larger communities and commercial sites. Whether it is one settled driveway slab or multiple problem areas across a property, the repair starts with looking at what has moved and why.

How Much Does Concrete Lifting Cost in St. Petersburg?
Price depends on the amount of work involved, access, how much the concrete needs to move and the amount of polyurethane required.

| Sidewalks & Walkways | $500 to $2,500+ |
| Driveways | $1,000 to $5,000+ |
| Pool Decks | $1,500 to $6,000+ |
