Concrete Lifting and Leveling in Lutz, Florida
Sunken concrete does not always need to be torn out and replaced. If the concrete itself is still in good condition, we may be able to lift it back into position and stabilize the soil underneath it using high density polyurethane.
Environmental Foam Solutions provides concrete lifting, leveling, void filling, and soil stabilization in Lutz and surrounding areas. We work on driveways, sidewalks, pool decks, patios, entryways, garage floors, and other settled concrete.
We are an owner operated Florida company serving homeowners, property managers, HOAs, and commercial properties. There are no sales reps and no subcontracted lifting crews. The same people who inspect your project are the people responsible for getting the work done.
Why Concrete Sinks in Lutz
Concrete usually settles because something has changed underneath it.
Florida's sandy soil can wash out, shift, or lose support over time. Water from roof runoff, downspouts, poor drainage, irrigation, heavy rain, or plumbing leaks can carry soil away from beneath a slab. Soil that was not compacted properly before the concrete was poured can also settle later.
Once a void develops, the concrete above it is no longer fully supported. Eventually, part of the slab may begin to sink or rock.
Simply replacing the concrete does not necessarily correct the reason it moved. If the underlying soil or drainage problem remains, newly poured concrete can eventually experience settlement too.
Driveway Lifting in Lutz
A sunken driveway can create more than an appearance problem. Uneven sections can leave a noticeable bump where the driveway meets the garage, create low areas that hold water, or produce trip hazards between adjoining slabs.
When the existing concrete is still structurally sound, our driveway repair and concrete lifting service can often lift the affected sections rather than demolishing the entire driveway.
Small injection ports are drilled through the concrete and high density polyurethane is injected beneath the slab. As the material expands, it fills voids and allows us to carefully raise the concrete while monitoring the movement with a rotating laser level.
Sidewalk and Walkway Leveling
A difference of even an inch between sidewalk panels can create a significant trip hazard.
This is especially important for HOAs, commercial properties, apartment communities, and other properties with a large amount of pedestrian traffic. We also provide sidewalk lifting and repair for residential sidewalks and walkways around homes.
Instead of removing an otherwise usable section of concrete, polyurethane lifting can often correct the height difference while filling the void beneath the slab.
For larger communities, we can evaluate multiple locations and determine which areas are good candidates for lifting and which areas may be better suited for another repair method.
Pool Deck Lifting Before Resurfacing
Cracks, loose coping, popping tiles, and uneven sections around a pool can sometimes be signs that the concrete deck has moved.
Resurfacing can improve the appearance of a pool deck, but resurfacing material does not stabilize a slab that is sinking or losing support underneath.
If you are planning to resurface a pool deck, it makes sense to check for movement and voids first. Correcting settlement before resurfacing can help avoid covering up a problem that still exists below the surface.
We lift settled pool deck sections and fill voids beneath the concrete using polyurethane. Small injection ports allow us to work with far less disruption than removing and replacing large sections of the deck.
Our Pool Deck Repair Before Resurfacing page explains more about why movement should be addressed before installing a new surface.
What Does Concrete Lifting Cost?
Concrete lifting costs vary because no two jobs have the same conditions underneath the concrete.
The amount of settlement, size of the void, soil conditions, access to the work area, and amount of polyurethane required can all affect the final price.
These ranges give homeowners an idea of what a typical project may cost and how lifting compares with removing and replacing existing concrete.
*The seawall replacement comparison is based on approximately 100 linear feet of full seawall replacement. Soil stabilization is not structural seawall repair or replacement. If the seawall itself is structurally failing, a different type of repair may be necessary.
These are general price ranges, not quotes. We inspect each project and provide pricing based on the conditions we find.
Why Lift Concrete Instead of Replacing It?
Removing concrete means breaking it apart, hauling it away, preparing the area, forming and pouring new concrete, and allowing the new concrete time to cure.
If your existing concrete is still in good condition, that may be unnecessary.
Lifting allows us to keep the concrete you already have while addressing lost support underneath it. The polyurethane cures quickly, and most areas can be returned to use much sooner than with removal and replacement.
It also means less demolition, less mess, and no need to replace good concrete simply because the soil beneath it has settled.
Soil Stabilization and Void Filling
Not every project begins with visibly sunken concrete.
Sometimes the warning signs are sand washing out beside a driveway, hollow areas beneath a slab, cracking around a pool deck, loose coping, or soil disappearing near a structure.
Polyurethane can be used to fill voids and stabilize loose or compromised soil in areas where the conditions are appropriate.
Finding the source of the soil loss is important. If water is continuing to wash soil away, the drainage or water source should also be addressed so the same conditions do not continue.
What About Seawalls?
Soil loss can also occur behind seawalls and retaining structures.
Water moving through cracks, joints, openings, or failed drainage areas can carry soil toward the water and leave voids behind the wall. You may notice sinking concrete, depressions in the yard, washed out soil, or areas that repeatedly need to be filled.
We use polyurethane for soil stabilization and void filling behind existing seawalls when conditions are appropriate.
This does not replace structural seawall repair. If the wall itself is failing, leaning, severely cracked, or structurally compromised, the wall may need to be evaluated by a seawall contractor or engineer.
How Do I Know If My Concrete Can Be Lifted?
The condition of the concrete matters.
Concrete that has settled but remains largely intact is often a good candidate for lifting. Concrete that is badly broken, deteriorated, or structurally damaged may be better suited for replacement.
That is why we inspect the project before recommending a repair.
We look at the direction and amount of movement, visible cracking, surrounding drainage, possible voids, access, and what may have caused the settlement in the first place.
Concrete Leveling in Lutz Without the Sales Pitch
Environmental Foam Solutions has been lifting and stabilizing concrete in Florida since 2016.
We are owner operated. We do not send a salesperson to your home and then send a different crew to perform the work. We inspect the problem, explain what we see, and tell you whether the concrete appears to be a good candidate for lifting.
If we can help, we will explain the repair and give you a price. If the concrete should be replaced instead, we would rather tell you that than sell you a repair that does not make sense.

Frequently Asked Questions
Is concrete lifting cheaper than replacing concrete?
It often can be, particularly when the existing concrete is still in good condition. Replacement includes demolition, disposal, preparation, new concrete, and finishing. The pricing examples above show why lifting existing concrete can be worth considering before deciding to tear it out.
How long does polyurethane concrete lifting take?
Many residential projects can be completed in a day, although larger or more complicated projects can take longer. Polyurethane cures quickly, which allows most repaired areas to return to normal use much sooner than newly poured concrete.
Will lifting get rid of the cracks?
Lifting corrects settlement and restores support beneath the concrete. It does not erase an existing crack. Bringing separated sections closer to their proper position may improve the appearance, but the crack itself will still exist.
Should I level my pool deck before resurfacing it?
If the deck has settled or has voids beneath it, the movement should be evaluated before resurfacing. A new surface changes the appearance of the concrete but does not correct unsupported or sinking slabs underneath it.
Can you tell exactly how much foam a project will need before starting?
We can evaluate the visible conditions and estimate the material needed, but the full size and shape of an underground void cannot always be seen from the surface. That is one reason concrete lifting is priced by the individual project rather than using one price per square foot for every job.
