Concrete Lifting and Leveling in Tampa Bay, Florida

Sinking and cracked concrete pool deck in Tampa Bay Florida

A sinking driveway, uneven sidewalk or pool deck pulling away from the pool does not automatically mean the concrete needs to be replaced. In many cases, the concrete itself is still in good condition. The problem is what has happened underneath it.

Environmental Foam Solutions has been owner-operated for 10 years, providing concrete lifting and leveling, void filling and soil stabilization throughout Florida. We help property owners dealing with sunken, uneven or unsupported concrete.

Throughout the Tampa Bay area, we repair driveways, sidewalks, pool decks, patios, entryways, garage floors and other concrete slabs. We also provide void filling and soil stabilization where erosion, washout or weak soil has left concrete without proper support.

We serve Tampa and communities throughout the Tampa Bay region, including Lutz, Land O' Lakes, Wesley Chapel, Zephyrhills, Dade City, New Port Richey, Clearwater, St. Petersburg and surrounding areas.

Why Is My Concrete Sinking?

When concrete moves, there is usually a reason.

Water can move soil from underneath a slab. Fill soil can settle over time. Areas excavated for plumbing or construction may not have been compacted as well as the surrounding ground. Drainage can repeatedly direct water underneath an edge. Voids can slowly develop until part of the concrete no longer has the support it once had.

What might you notice?
✓ One driveway slab sitting lower than another
✓ A sidewalk developing a trip hazard
✓ The outside edge of a pool deck sinking
✓ A gap developing around the pool
✓ Water collecting where it used to drain
✓ Concrete that sounds hollow underneath

That is why we look at more than the crack or uneven joint you can see. We want to understand what may be happening underneath it.

Experience That Started Before EFS

Environmental Foam Solutions owner performing concrete lifting work in Florida

Our experience in this industry started before EFS. Before starting Environmental Foam Solutions, we worked for a large foundation repair company and gained valuable experience with foundation, concrete and soil-related problems.

That background gave us a strong understanding of what can be happening below the surface when concrete starts to move. Today, we specialize in concrete lifting, void filling and soil stabilization.

Sunken concrete is not always simply a concrete problem.

Sometimes the more important question is what happened to the soil supporting it.

Can Sunken Concrete Be Lifted Instead of Replaced?

Often, yes.

If the concrete itself is still in reasonably good condition, lifting the existing slab may be an alternative to tearing it out and pouring new concrete.

When a slab is a good candidate for lifting, we inject high-density polyurethane through small holes in the concrete. The material expands underneath to fill empty space and allows us to carefully raise settled sections. We monitor movement with a rotating laser level throughout the lifting process.

The goal is not to make old concrete brand new. Existing cracks do not disappear, and every slab has physical limitations. The goal is to correct settlement where possible, restore support underneath the concrete and improve the surface without unnecessary replacement.

If we do not believe your concrete is a good candidate for lifting, we will tell you.

What Does Concrete Lifting Cost in Tampa Bay?

The cost depends on what has moved, how much it has moved, the size of the area, access to the concrete and what is happening underneath it. A sidewalk with one settled panel is very different from a large pool deck with significant voids.

These general ranges can help property owners compare repairing existing concrete with removing and replacing it.

Project Typical EFS Repair Typical Removal & Replacement
Sidewalk / Walkway $500 to $2,500+ $1,500 to $5,000+
Driveway $1,000 to $5,000+ $5,000 to $10,000+
Pool Deck $1,500 to $6,000+ $11,000 to $17,000+

These are general price ranges, not quotes. Every property is different, and larger projects or significant underground voids can fall outside these ranges. We provide free inspections so we can look at the actual conditions before recommending work.

What About Seawall Soil Stabilization?

EFS seawall soil stabilization projects commonly range from $3,000 to $15,000+.

For comparison, full seawall replacement can cost considerably more, often $25,000 to $60,000+ for approximately 100 linear feet, depending on the wall, materials, access and site conditions.

Important: Soil stabilization behind a seawall is not structural seawall repair. If the wall itself has failed, structural repair or replacement may still be necessary.

Why Is My Pool Deck Sinking or Pulling Away From the Pool?

Sinking pool deck pulling away from swimming pool in Tampa Bay Florida

Pool decks are one of the most common places we see settlement.

Installing a pool requires excavation, plumbing and backfilling. Soil around those areas can settle over time, and water can find pathways underneath the deck. Once support is lost, sections of concrete may begin moving.

You might notice the outside edge of the deck dropping, cracks getting larger, a gap near the coping, water collecting in a new area or one section feeling noticeably lower than the rest.

That does not necessarily mean the swimming pool itself is sinking. The pool shell and surrounding deck are different structures. Determining what is actually moving is important before deciding how to repair it.

When the deck itself has settled and the concrete is still in good condition, lifting and stabilization may be an option. Learn more about our pool deck lifting and leveling.

Should I Level My Pool Deck Before Resurfacing It?

If the deck has settlement that needs to be corrected, it should be addressed before installing a new finish.

If a pool deck is already sinking, rocking or losing support underneath, putting a new surface over it does not correct the underlying problem.

Before spending thousands of dollars on resurfacing, coatings, pavers or other finishes, it makes sense to address movement in the concrete first. Once a new finish is installed, correcting the slab underneath it can become more difficult and may damage the new surface.

Why Is One Part of My Driveway Lower Than the Rest?

Driveways do not always settle evenly.

We frequently see movement at slab joints, garage entrances, outside edges and areas where drainage repeatedly sends water alongside or underneath the concrete.

A lower slab can create a bump when pulling into the driveway, cause water to collect or create a noticeable trip hazard between sections.

If the concrete remains in good condition, we may be able to raise the affected sections rather than replacing the entire driveway. We can also evaluate surrounding slabs for voids because the section that has already dropped may not be the only area that has lost support.

What Can Be Done About an Uneven Sidewalk?

After

A sidewalk panel does not have to move very far before the joint becomes a trip hazard.

We level sidewalks and walkways at homes, businesses, HOAs, condominiums, apartment communities and other properties throughout Tampa Bay.

When conditions allow, raising the lower panel can preserve the existing sidewalk while reducing the height difference between adjoining slabs.

For properties with numerous problem areas, we can evaluate multiple locations rather than treating every uneven panel as an automatic tear-out and replacement.

What Does a Hollow Sound Under Concrete Mean?

Hollow-sounding concrete can indicate an area where the slab is no longer making consistent contact with the material underneath it.

That does not tell us exactly how large the void is or what caused it, but it is worth investigating, particularly when it appears alongside cracking, settlement or signs of washout.

A slab can sometimes remain in place even after material underneath it has disappeared. Visible settlement may not occur until the unsupported area becomes large enough for the concrete to move.

Why Is Dirt Washing Out From Under My Concrete?

Visible void and soil washout beneath concrete around plumbing in Florida

Water goes where it can find a path.

Poor drainage, runoff, leaking water, open joints and erosion can gradually carry soil away from underneath concrete. In other situations, poorly compacted fill may settle and leave empty space above it.

Simply patching the edge where dirt disappeared does not necessarily fill the void farther underneath the slab.

Targeted injections can be used to fill those empty areas and help stabilize weak or loose soil without removing the concrete above it.

Soil Stabilization and Void Filling

Not every EFS project is about raising concrete.

Sometimes a slab has not moved very much yet, but there is evidence that support underneath it has been lost. Other projects involve soil that needs stabilization around concrete or areas affected by washout.

Void filling and soil stabilization can be used to restore support in targeted areas where conditions are appropriate.

This is why understanding the underlying problem matters. Lifting the concrete is only part of what we do.

Why Is the Ground Sinking Behind My Seawall?

Soil loss and unsupported concrete walkway along a seawall in Florida

Waterfront properties throughout Tampa Bay can develop a different type of soil problem.

Soil can migrate through openings or compromised areas of a seawall and leave empty space on the land side. Property owners may first notice a depression in the yard, soil disappearing near the wall, a walkway beginning to settle or a patio or pool deck losing support.

Soil stabilization and void filling may be appropriate in some of these situations to help address soil loss and fill voids behind the wall.

This is not structural seawall repair.

If the wall itself is failing, leaning or structurally damaged, it may require a contractor who performs structural seawall repair or replacement. Our work focuses on stabilizing soil and filling voids on the land side.

When Is Concrete Lifting Not the Right Repair?

We think this question is just as important as knowing when concrete can be lifted.

Concrete lifting may not be the right choice when a slab is badly deteriorated, extensively broken or no longer strong enough to move safely.

There are also situations where visible concrete movement may be related to a larger structural issue that requires a different type of contractor.

What we do: concrete lifting and leveling, void filling and soil stabilization.

What we do not do: foundation pier systems or structural seawall replacement.

If what we see does not fit what we do, we would rather tell you that than sell you a repair that does not make sense.

Concrete Leveling for Larger Properties and Communities

Not every project is a single residential driveway.

Throughout Tampa Bay, uneven concrete can affect HOAs, condominium communities, apartment complexes, businesses, community pools and other properties with large amounts of pedestrian concrete.

A few uneven sidewalk panels can become recurring trip hazards. Pool areas can develop settlement in multiple locations. Larger properties may also have drainage or soil loss affecting several slabs instead of just one.

We can inspect individual problem areas or evaluate multiple locations to determine which slabs may be candidates for lifting and which may be better suited for another repair.

Concrete Lifting Throughout Tampa Bay

We provide concrete lifting, leveling, void filling and soil stabilization throughout the Tampa Bay region.

Our service area includes Tampa, Lutz, Land O' Lakes, Wesley Chapel, Zephyrhills, Dade City, New Port Richey, Clearwater, St. Petersburg and surrounding Tampa Bay communities.

The problems are not identical everywhere.

A pool deck in Tampa may be dealing with settlement around previously disturbed soil. A driveway in Wesley Chapel may have one section that has dropped. A sidewalk in Lutz may have developed a trip hazard. A waterfront property closer to the coast may be dealing with soil loss or voids near a seawall.

The location changes. The first question remains the same:

What is happening underneath the concrete?

What Happens During an EFS Inspection?

We start by looking at the concrete, how it has moved and what is happening around it.

We look for drainage patterns, cracks, changes between slabs, visible soil loss and areas that may have lost support. We also listen to what the property owner has noticed over time because knowing how the problem developed can help us understand what is happening.

If lifting, void filling or stabilization appears appropriate, we explain what we believe can realistically be improved.

If replacement or another type of contractor makes more sense, we will tell you that too.

There is no sales representative between the inspection and the work. EFS is owner-operated, and we perform our own lifting and stabilization projects.

Don't Replace It Until You Know Why It Moved

Replacing concrete can make the surface look new again. But if the original slab moved because of soil loss, erosion, drainage or poorly compacted material underneath it, understanding that problem is an important part of deciding what to do next.

Sometimes the right answer is replacement.

Sometimes the existing concrete can be saved.

And sometimes the biggest problem is not the concrete at all. It is the support underneath it.

For 10 years, Environmental Foam Solutions has helped Florida property owners with concrete lifting and leveling, void filling and soil stabilization.

If you have sinking or uneven concrete in the Tampa Bay area, we offer free inspections to help determine what is happening and whether the problem fits what we do.
